Generally a part of it will be financed using a mortgage loan. If an investor finances with cash, this is known as equity. Investors choose to minimize their equity portion and maximize their leverage. Investors who request for more leverage can achieve this by making alternate arrangements in purchasing the property.

Several organizations who manage real estate investments allow pension funds, capital reserves to be tapped for the purchase of properties.
